Selling a home in the dead of winter might seem ill-advised, particularly considering the state of the economy, but making the decision to wait until spring to list your property could be a mistake, particularly with many buyers determined to sign a contract before the April 30 tax credit deadline. This deadline and the government incentives will likely have an impact in 2010.

My advice to home sellers is to not wait until Spring to list your home. The best time to get your house on the market may be February or early March. If you qualify for the tax credit, you will want to list your home as soon as possible to allow for enough time to, get an accepted-offer on your present home, find a new home and be under contract by April 30,2010.

I expect to see an increase of sales over the coming months as first time buyers and home owners take advantage of the tax credits.
